What you actually walk away with

The Zillow estimate isn't your check. Once you subtract agent commission (5-6%), mortgage payoff (often half the sale price), state transfer tax, escrow fees, and the prorated property tax — typical sellers walk away with 35-45% of the listed price.

The deductions stack

  • Agent commission: 5-6% of sale price (NEGOTIABLE — flat-fee MLS services charge $300-3000)
  • Mortgage payoff: principal + accrued interest + early-payoff fees if any
  • Transfer tax: 0% (TX, AK) to 4% (Vermont). NYC: 1.825% combined city/state.
  • Title + escrow + recording: $1,500-3,500 typical
  • Prorated property tax: seller covers tax up to closing date
  • Repair credits / concessions: anything negotiated at inspection
  • Home warranty for buyer: $400-700, optional but common

What sellers forget

  • Capital gains tax on profit above $250k single / $500k MFJ exclusion (only counts if you didn't live in it 2 of last 5)
  • Mortgage prepayment penalty if loan was originated <3 years ago with prepay clause
  • HOA dues prorated through closing
  • Termite + final cleaning sometimes seller-paid by custom
